Science & Technology Background

NOVO Construction formed its Science & Technology division in 2008 to serve the fast-growing sector in the San Francisco Bay Area. NOVO has completed Science & Technology projects all throughout the Bay Area and Texas, ranging from cGMP facilities and cleanrooms to general tenant improvements for such clients.

NOVO prides itself in having all the resources in place to accommodate this unique sector. With established offices in Menlo Park and San Francisco, we opened two dedicated satellite offices in South San Francisco and Novato in 2012. Since then, we’ve also grown our project team to better serve our Science & Technology clients. Our specialized team understands the intricate nature of technical projects which enables them to successfully deliver complex projects time and again.

BioMarin - Gene Therapy Manufacturing Facility

Tenant Improvement to an existing 40,000 SF, two story office and warehouse building. NOVO was the Construction Manager for this project to prepare the facility for Phase 3 clinical manufacturing and launch for a new therapy program. BioMarin engaged NOVO as the Design-Builder in order to accomplish a “hyper-fastrack” schedule of 11 months from project conception to closeout. The project was developed in a collaborative hybrid Design-Build / Design-Assist execution strategy with NOVO leading as the Engineering, Procurement and Construction Management (EPCM) entity.

Project scope included demolition of 25,000 SF to allow for construction of new BSL2/BSL3 manufacturing, quality assurance labs, support spaces and office areas. Substantial seismic upgrades were required to accommodate the new HVAC and Process Equipment located on the roof and mezzanine levels. A 6,000 SF exterior utility yard was also required for the project. The 2-story Utility Yard houses process gasses, bulk nitrogen, RO/DI, WFI plant steam boilers, chillers, cooling towers, exhaust abatement, decon autoclave and biowaste systems. A new 2,500amp service was required along with a 1,750Kw emergency generator and 600kVA rotary UPS was also required.

Recent Projects

Project scope consisted of utilizing existing building core and shell and performing the following upgrades to the 123,466SF alteration. Plan and spec job through DGA, KPW and EXP collaboration. Novo was contracted to build out an existing 4 floor building and perform an overhaul tenant improvement including labs, new offices, new units on the roof, new ducting throughout the building, new sprinklers, new piping and coordinating these MEP trades above ceiling working through conflicts and unforeseen conditions all while maintain schedule. Performed an upgrade of new flooring finishes throughout, racking rooms, labs, installing new controls for the building.

The 56,000 SF build-out for a leader in the plant-based meat industry consisted of R&D Labs, R&D Kitchen, Pilot Plant utility infrastructure, and an office space build-out including open and private offices, collaboration rooms, conference rooms, reception, break room/all-hands area, restroom code updates, shipping & receiving, and storage areas.

GMP Warehouse
Scope included the build out of 60,000 SF of office, lab , manufacturing and GMP warehouse in 3 buildings.  Warehouse racking, PD labs, upgraded warehouse heating, security systems, and a shutdown of the temporary GMP warehouse were also included in the scope.
PAI Readiness Facility
The PAI Readiness is a 22,605 square feet project with a new warehouse and pre-approval inspection clean lab space. The project includes new grade beams, structural reinforcement, walkable ceiling, storefront windows, epoxy flooring, cleanable wall surface, card readers, interlocks, highspeed roll up door, cold room, stainless steel pass throughs, HEPA Filters, air handlers, and roof top units
Central Utility Plant
The PAI Readiness is a 22,605 square feet project with a new warehouse and pre-approval inspection clean lab space. The project includes new grade beams, structural reinforcement, walkable ceiling, storefront windows, epoxy flooring, cleanable wall surface, card readers, interlocks, highspeed roll up door, cold room, stainless steel pass throughs, HEPA Filters, air handlers, and roof top units

Pendulum Therapeutics

Project scope included at 14,000 SF manufacturing facility at 2001 Bryant Street in San Francisco. Founded in 2012, Pendulum Therapeutics has been committed to helping people with type 2 diabetes through novel microbiome interventions. Pendulum developed the first and only Medical Probiotics designed specifically for the dietary management of type 2 diabetes. Drew Radachy

Drew Radachy has spent his career in the engineering and construction industry, focused exclusively on technical projects in the Science and Technology sector. As the Vice President of Science & Technology, he leads his project team and manages various projects. He oversees all aspects of each project life cycle including design, construction management, commissioning and validation. Drew is adept at collaborating with clients and design teams, managing subcontractors, vendors and is an invaluable resource to the project team.
